  • Inception: Together with the Client issue brief to the Architect and other consultants.
  • Analyse the feasibility report for land use constraints.
  • Outline Proposals: Receive outline proposals, review and provide comments to enrich the design development.
  • Schedule and chair bi-monthly design team meetings and appraisals.
  • Ensure project designs are compliant with current building codes and any other legal and regulatory requirements.
  • Create benchmarks to  measure progress during project implementation phase.
  • Ensure design related deliverables are achieved within stated timelines.
  • Receive  and analyse preliminary cost estimates from the project Quantity Surveyor.
  • Prepare contract documents for appointment of the project team.
  • Ensure preparation of scheme designs incorporating requested amendments.
  • Oversee the submission to Local Authority for approval.
  • Ensure all statutory requirements are met such as NEMA, WARMA and NCA as appropriate.
  • Arrange for identification of experts to undertake soil tests by geotechnical surveyors and for topographic survey.
  • Cause the review preliminary cost estimates by the Quantity Surveyor on the basis of any new alterations to the designs as presented.
  • Oversee the detail development of the approved design.
  • Receive, analyse and advise the Client the cost implications of design alternatives if any and when considered.
  • Receive, consider and advise the Client and the project team on alternative procurement methods and systems for materials and works.
  • Analyse the Architectural, Structural and MEP designs to ensure the completeness and thoroughness of design before tender.
  • Analyse the Project Cost Estimate (Bills of Quantities) to ensure its completeness prior to tendering.
  • Ensure the Quantity Surveyor prepares and submits to the Project Manager detailed estimates by pricing the prepared bills of quantities for the project.
  • Ensure a suitable number of qualified contractors are pre-qualified for a competitive tender process.
  • Oversee the Financial and Technical Review of the tender process.
  • Manage the tender negotiation and the award.
  • In consultation with the Client, award the tender to the most suitable contractor and subcontractors.
  • Oversee the issuance and signing of contract documents and registration thereof.
  • Ensure preparation of all project documentation.
  • Ensure clear flow of information between the Client and project team.
  • Schedule and preside over all site meetings and site inspections.
  • Liaisons with other consultants to ensure project works are done within program.
  • Contract Administration: Oversee the administration of  the terms of the building contract on site.
  • Manage quality control and scope management.
